What is important is to understand that within the “over 55” community there are a lot of variables you should review before you start looking.

Suffice it to say all “over 55” communities are not the same just as all condominiums are not the same. There are a wide range of services, configurations, costs, associated HOA (Home Owners Association) fees and like any condominium, a diverse set of regulations that govern the people living there.

Just a snap shot – you have choices: stand-alone units, town house units and garden style units. Each has advantages and disadvantages depending on your expectations. For example, a desire to have one floor living will eliminate townhouses from your search. Each community has its own set of features. Are you looking for pools, hiking trails, club houses…? Those are readily available but add to the HOA monthly fees. If you are coming from an environment where you always planted flowers and gardens, you may be disappointed to learn that this is not allowed in some over 55 communities. The same can be said for having a Hot Tub on your deck. Some communities tend to be more “social” than others, with planned events, pool parties, and even trips. If you are looking of for this type of environment, it can be wonderful. If not, it may be annoying. The point is, regulations vary and you should go through a process up front to determine what the absolute “must haves” are for your new home as well defining what total monthly expenditures including HOA dues are possible.
